Vercel.
Sentry.

English translation — for convenience only
The Arabic text above is the authoritative version of this policy. This English translation is provided to help you read it. Where the two differ, the Arabic text prevails.
Privacy Policy
This policy explains which personal data is collected in the EstateOS platform, for what purpose, who controls it, where it is held, and what your rights over it are.
This policy is read together with the Terms and Conditions and the Refund Policy. The Arabic text is the authoritative version.
This policy concerns the data of subscribers and their users, the data of the subscriber's clients, and the data of the owners of properties listed on the platform. It does not apply to any website or service the platform does not operate.
Who controls your data, and who holds it
There are two distinct roles on this platform, and they do not always rest with one party.
The platform's operator is the party that develops the software, runs the servers, and actually holds and processes the data. It is the same in every case and does not change with your country. Its identity is set out in the schedule.
The entity you contract with is the entity registered for your country. It is the party that sells to you and issues your invoice, and it is shown on your invoice and in the schedule.
- Where the entity you contract with is the operator itself, the controller of your account data is the same party you contract with, and there is no third party in that relationship.
- Where the entity you contract with is not the operator, your account data is held by a party with whom you have no contract. We draw this to your attention expressly. The division of roles between the contracting entity and the operator is as shown against your country in the schedule, is fixed between them by written agreement, and you may request a statement of that agreement's material terms and of which of the two you should address your requests to.
- The schedule shows, for each country, who the controller is, the division of roles where more than one entity is involved, the applicable law, and the competent supervisory authority.
Your clients' data: you are the controller and we are the processor
This section concerns a relationship entirely different from the previous one, and the two must not be conflated.
When a member of the public sends an enquiry from your public website, or when you enter the details of one of your clients or of a property owner into the platform, those people have no contractual relationship with the platform.
- You are the controller of your clients' data and of the property-owner data you enter. You determine the purposes of its collection and use.
- The platform processes this data on your behalf and on your instructions, and only so far as providing the service requires. It does not use it for its own purposes, does not sell it, and does not share it with another subscriber.
- It falls to you to have a lawful basis for collecting and processing this data, to inform the people it concerns, to set the retention period you want within what the platform allows, and to respond to their requests concerning their rights.
- It falls to the operator to protect this data, to assist you in responding to requests from the people it concerns, to notify you of any incident affecting its security, and to anonymise or erase it in accordance with the periods set out in this policy.
- If a request from one of your clients concerning their data reaches the platform, it is referred to you as the controller, and the person making it is told that you are the party who will respond.
If you enable the WhatsApp add-on, you are connecting your own Meta account to the platform. The account is yours, the agreement is between you and Meta, and they bill you for messages directly. We are not a party to that agreement.
What passes through Meta: the numbers you send to, the text of what you send, and the text of what they reply. This is your clients' data, and it reaches Meta because you chose to message them over WhatsApp. Meta's handling of it is governed by their terms with you, and we advise you to read them.
What we hold:
- The access token for your Meta account, encrypted with a key that is not in the database. The platform's operator cannot read it: its table carries no administrative exception, so a stolen copy of the database alone opens not one token.
- The numbers you sent to in your campaigns, and each message's state: sent, delivered, read, or failed and why.
- The text of the conversations: what you sent and what they replied. Attachments are held in a private storage path that the public file server will not serve, available only through an authenticated route that verifies your session.
- What your staff write about the conversation: a text note, classification labels your office names and colours, and an interest rating of three degrees (cold, warm or hot). These are your office's own work rather than the customer's: your staff write them by hand to organise their follow-up, they are not derived from the customer's messages or behaviour, they are not sent to Meta, and they are not shown to the customer anywhere.
Who can see it: your staff to whom you granted the WhatsApp permission, and the platform's operator for technical support, as set out in the section on access.
The interest rating is a manual choice recorded by one of your staff, not the result of automated processing nor an analysis of the customer's behaviour, and no automated decision affecting them is taken on the basis of it. You are the controller of this data as you are of the rest of your customers' data, as set out in the section "Your customers' data".
When your account is deleted this data is erased with the rest of your subscriber data, as set out in the section on retention, deletion and anonymisation. That does not erase whatever Meta keeps in its own records, which is a matter between you and them.
The data collected

- An uploaded copy of each of these documents.
- These documents are required of every subscriber whatever their country, in the form stated above, even where their country has no counterpart to some of them.
About the subscriber's clients, collected through their public website or entered by them:
- Name.
- Email address.
- Phone number.
- The text of the message the client wrote.
- Notes one of the subscriber's users later adds about that client.
About properties:
- Details, descriptions, prices and images of units and projects.
- Contact details for the property owner — name, email address and phone number — entered by the subscriber.
About payment:
- Uploaded images of bank-transfer receipts. A receipt may carry the name of the person who paid and their bank account number.
Operational data:
- Session records.
- An audit log of administrators' actions.
- Support tickets and their messages.
- The record of acceptance of the legal documents: which version of the document was accepted, when, with which contracting entity, which user accepted it, the IP address the acceptance request came from, and a digital fingerprint of the accepted text.
Purposes of processing and their lawful basis
- Performance of the contract and provision of the service: creating the account, running your website and dashboard, holding your data and making it available to you.
- Verification of the business before an account is approved: on the basis of performance of the contract and of the legal obligations relating to the practice of real-estate brokerage.
- Issuing and collecting invoices and keeping the record of income: on the basis of performance of the contract and of a legal tax and accounting obligation.
- Platform security, prevention of abuse, and the audit log: on the basis of the legitimate interest in protecting the platform and its users' data, and of a legal obligation as to data security.
- Technical support and answering your tickets: on the basis of performance of the contract.
- Operational messages about your account and invoices: on the basis of performance of the contract. Your data is not used to send marketing messages except with your separate consent.
- Displaying your office's name and logo on the platform's website: on the basis of your separate consent given at subscription, which is withdrawable at any time.
- Proving acceptance of the legal documents: on the basis of performance of the contract and of the legitimate interest in proving what was agreed should it be disputed. The IP address the acceptance came from is retained as supporting corroboration and nothing more; it is not used to track you, to analyse your behaviour, or for any other purpose.
- No automated decisions with legal effect are taken about you, and no analysis of your behaviour is carried out for marketing or advertising purposes.
- The basis for processing your clients' data is your instructions as its controller, as set out in the section concerning it.
Publishing the national address on the subscriber's website
- Your national address is not published on your public website unless you choose to publish it yourself from the dashboard.
- We draw your attention to the fact that the national address of a natural person registered on a Free-Work Document is usually their home address, and that publishing it makes it available to any visitor and to search engines.
- You may stop publishing it at any time from the dashboard, and it takes effect on your site immediately. What search engines copied before you stopped is outside the platform's control, and we will assist you in requesting its removal.
Who can reach each kind of data
Access to data is restricted in the database itself, by row-level security, not by application logic deciding what to show and what not to show. Each subscriber's rows are invisible to every other subscriber at the level of the database connection.
We state this as an existing technical measure, not as an absolute guarantee against every form of failure. No system is ever impregnable.
There are four levels of access:
- The subscriber's staff: they see the data of their own subscriber alone, and within the permissions granted to each of them inside it.
- The platform's operator: it can read most subscriber tables through an explicit exception, used for technical support and for invoicing. Every administrative action is written to an audit log recording who performed it, against which subscriber, and when.
- There are two tables the platform's operator cannot read at all: the table of the subscriber's clients and the table of the property owners they record. These two tables carry per-subscriber isolation with no exception for the operator. There is no screen, no query and no support tool on the platform that can show us those people's names, email addresses or phone numbers. This is a deliberate technical measure, and it is what supports the platform's position as a processor of this data on your behalf, as set out in the section on your clients' data.
- WhatsApp conversations are an exception to that, and we state it expressly: the tables of conversations and messages arriving through WhatsApp can be read by the platform's operator, and they hold the numbers of those who wrote to you and the text of what was written. This is a deliberate choice rather than an oversight, because technical support cannot answer "why did my message not arrive" without seeing what happened, and every administrative read is subject to the same audit log. The access token for your Meta account, by contrast, the operator cannot read: it is stored encrypted with a key that is not in the database, and its table carries no exception for the operator.
- Nobody outside these two categories has any access, save one integration you choose and enable yourself: WhatsApp, as set out in its own section. There are no analytics tools, and no sharing or sale of data.
Uploaded documents and images are held in private storage paths:
- The public file server refuses outright to serve these files.
- They are available only through an authenticated route that verifies your session and that the file belongs to your subscriber, and then issues a link valid for five minutes only.
And one limitation we state expressly rather than conceal:
- Before 8 September 2026, the file server would serve any stored file to anyone who knew its address, and kept a copy of it in the network's intermediate cache for a year.
- This was remedied on that date. But a file whose address was exposed before that date may have had a copy remaining in the intermediate cache after the remedy.
- We are carrying out a documented assessment of the effect of this, and we will notify the competent supervisory authority and the affected data subjects in accordance with the periods set out in the section on reporting data incidents if the assessment shows that notification is required.
Cookies
- The platform uses no advertising tools, no analytics, measurement or tracking tools, and no third-party cookies.
- The cookies used are purely functional, and there are two: a session cookie that keeps you logged in, and a cookie that stores the language you chose for the interface.
- These cookies do not require your consent because they are necessary for the service you requested to work, and cannot be disabled while the service continues to function.
Who processes data with us, and where it is actually held
We rely on technical service providers to run the platform, and data is held on their systems. This is an express statement of its locations:
- The database: Neon's PostgreSQL service, in region us-east-1, that is, in the United States of America.
- Uploaded files and images: Cloudflare R2, in the Eastern Europe region.
- Application hosting: Vercel.
- Software error tracking: Sentry.
- Protection against automated signup: Cloudflare Turnstile at the signup page.
- Operational email messages: an email service provider.
- If you enable the WhatsApp add-on: Meta's WhatsApp Business service. Alone among the above it is not a provider we rely on, but an account you own and contract with directly, and the numbers you message and the text of the messages reach it. Meta's handling of that data is governed by their terms with you.
- Personal data is held in the locations listed above only, and all of them are outside your country and outside the country of the entity you contract with, whichever those two countries are.
- Stated specifically: no personal data is held inside the Kingdom of Saudi Arabia, nor in any Gulf Cooperation Council state, nor inside the Arab Republic of Egypt. This covers subscriber data and their clients' data alike.
- The platform's operator is an Egyptian entity, and its subscribers' data is held outside Egypt.
- We do not sell personal data and do not make it available to any party for advertising purposes.
- Data is made available to competent governmental or judicial authorities only under a valid legal request, and to the extent the request requires, and we notify you where notification is legally permitted.
Transfer of data outside the country
By virtue of the above, processing your data involves transferring it outside your country and outside the country of the platform's operator.
- The basis on which the transfer rests is its necessity for performing the contract concluded with you and providing the service you requested.
- The safeguards applied to the transfer are: written agreements with each of the service providers named, containing the clauses required by the law applicable to the processing; restricting the provider to processing for the purpose of providing the service only; encryption of data in transit and at rest; restriction of access to it; and a written assessment of the transfer's risks, updated when providers or storage locations change.
- Where the applicable law requires a licence or permit from the competent supervisory authority for transfer outside the country, or your separate consent to it, satisfying that is an obligation resting on the operator, and we are in the course of satisfying it within the transition period that law lays down. A separate acknowledgement of awareness of the transfer and consent to it is presented to you at subscription.
- If you refuse to consent to transfer outside the country, the service cannot be provided in its present form, and we will make that clear to you before you subscribe rather than after.
- If you enable the WhatsApp add-on, the numbers you message and the text of the messages also reach Meta and its systems outside your country. The basis for that is your own choice to enable the add-on and your direct contract with Meta rather than your contract with us, and we are not a party to the safeguards for that transfer.
- The competent supervisory authority and the applicable law are set out in the schedule.
Data security
- Passwords are stored encrypted with a one-way function, and nobody on the platform can read them.
- Data is encrypted in transit and at rest with the service providers.
- Access to subscriber data is confined to those in operations and support who need it, is restricted by permissions, and is recorded in an audit log.
- Records of processing activities are kept throughout the activity and for five years after it ends, and include a description of the organisational, administrative and technical measures taken.
- Privacy impact assessments are carried out where the applicable law requires them, and before introducing any new high-risk processing.
- No system is absolutely secure. We therefore ask you to keep your login details confidential, not to share accounts, and to notify us immediately on suspecting any unauthorised access.
Reporting data incidents
- On becoming aware of an incident affecting the security of personal data, we notify the competent supervisory authority in accordance with the applicable law within seventy-two hours of becoming aware of it.
- We notify affected data subjects within three working days of the date the supervisory authority was notified, and without delay where the incident is of a kind likely to cause serious harm.
- Where the operator acts as a data processor, it notifies the controller without undue delay after becoming aware of the incident.
- Your clients' data: we notify you as the controller, and it falls to you to notify your clients and the supervisory authority competent for you.
Your rights over your data
- The right to be informed: to know the lawful basis of the processing and its purposes, who the data is made available to, and where it is transferred.
- The right to access your data and to request a copy of it in a readable format.
- The right to correct, update or complete your data.
- The right to request the deletion or destruction of your data, within the limits that do not conflict with a legal obligation to retain it.
- The right to withdraw your consent at any time where the processing rests on consent, including withdrawing your consent to the display of your office's name and logo, without affecting the lawfulness of what took place before the withdrawal.
- The right to object to processing based on legitimate interest, or to request its restriction.
- The right to be informed of data incidents that affect you.
- The right to lodge a complaint with the competent supervisory authority set out in the schedule.
- Requests are addressed to privacy@estateos.pro and are answered within thirty days. We may ask for what is needed to verify your identity before acting.
- If you are a client of one of the subscribers, address your request to the office you dealt with, as it is the controller of your data. If your request reaches us, we refer it to them and tell you so.
Retention, deletion and anonymisation
- Your data is held throughout your subscription.
- You may request an export of your data at any time, and request its deletion from the dashboard.
- When offboarding begins, the account is suspended after seven days. This is the period currently applied.
- Ninety days after the process begins, personal data is anonymised. This is the period currently applied. Anonymisation means replacing the names of your users, your clients and property owners, their email addresses and phone numbers, and replacing the subjects of support tickets and the messages the subscriber wrote in them with wording indicating removal.
- At the same time, the uploaded files are erased from storage, including registration documents, property images and visual-identity materials.
- Anonymisation is irreversible. Offboarding may be cancelled before it is carried out.
- Two categories are excepted from anonymisation and erasure, and are retained as the record of income required by law: issued invoices, and the bank-transfer receipts evidencing their payment. A receipt may carry the name of the person who paid and their bank account number. These two categories are retained for the period the law applying to the contracting entity requires them to be kept, and are then erased, and access to them is confined to those who need it for accounting and tax purposes.
- Also excepted is the record of acceptance of the legal documents: the version accepted, the time it was accepted, the user who accepted it, the IP address it came from, and the fingerprint of the text. It is retained for as long as the formation of the contract may be disputed, because it is the evidence of the agreement itself; a record erased along with everything else proves nothing on the day the agreement is denied. Access to it is confined to those who need it to consider a dispute.
- The description of the processing as anonymisation therefore extends to everything but these excepted categories, and we state that expressly so that anonymisation is not understood as a complete erasure of everything connected with you.
- The periods stated are those currently applied, and they may be amended on notice, provided the effect is no less than the existing level of protection.
Amendment of this policy
- This policy may be amended, and each version is recorded with a number and a date.
- An amendment that widens the scope of processing, changes its purposes, or adds a new processing party or a new storage location is notified before it takes effect, and your acceptance is requested where your acceptance is legally required.
- The version applying to you is the version published at the time of the processing, subject to the above.

Schedule
This schedule forms part of this policy. For each country it shows who controls the data of subscribers in that country, the applicable law, and the competent supervisory authority. Any new country is added by entering its details here.
The platform's operator in every case, being the party that holds and processes the data whatever your country:
- Name: Multiverse Geeks Technologies, trading as MG Tech at mgtech.online
- Country: Egypt
- Commercial registration number: 61520
- Registered address: 20 El Sebaie Street, Agouza, Giza, Egypt
- Contact: privacy@estateos.pro
A rule that must be stated before reading the rows: the law applying to the protection of your data is not determined by the entity you contract with alone. The data protection law of your country of residence may also apply by virtue of your residence there, even if no selling entity is registered in it, and even if the processing of your data takes place outside it. The rows below set out what applies in each case, and do not exclude the application of another law to you by virtue of your residence.
Subscribers in Egypt:
- Controller of subscriber data: Multiverse Geeks Technologies, Egypt
- The party that actually holds and processes the data: the same party. There is therefore no third party in this relationship, and no need for a division of roles between two entities.
- Applicable data protection law: Egyptian Personal Data Protection Law No. 151 of 2020 and its executive regulations
- Competent supervisory authority: the Personal Data Protection Centre, Egypt
Subscribers in a country where no selling entity is registered, which today includes subscribers in the Kingdom of Saudi Arabia:
- Controller of subscriber data: Multiverse Geeks Technologies, Egypt, as the default entity
- The party that actually holds and processes the data: the same party
- Applicable data protection law: Egyptian Personal Data Protection Law No. 151 of 2020 and its executive regulations, by virtue of the controller and processor being an Egyptian entity. The data protection law of your country of residence also applies where that law provides for its application to the processing of its residents' data from outside it. For residents of the Kingdom of Saudi Arabia, the Saudi Personal Data Protection Law and its implementing regulations apply on this basis.
- Competent supervisory authority: the Personal Data Protection Centre, Egypt. And for residents of the Kingdom of Saudi Arabia also: the Saudi Data and Artificial Intelligence Authority.
